North Shore Neighbourhood Plan

The City's Community Planning Section conducted a comprehensive land use planning exercise for the North Shore between 2005 and 2008, with final adoption of the Plan taking place on June 24, 2008.
Key components of the Plan include:
- creating a North Shore Towne Centre with multiple-family and mixed-use development to a maximum height of 10 storeys;
- encouraging green development such as green roofs, on-site storm water treatment and LEED construction standards;
- supporting a pilot project for the creation of a Green Street on Fleetwood Avenue that supports reconstructing a portion of that road to create areas for safe pedestrian movement, creating eco-friendly storm water systems and introducing traffic calming measures;
- supporting service commercial and light industrial uses along Ord Road;
- creating a new Development Permit Area for the whole of the North Shore that would apply to any commercial, industrial or multiple-family development;
- introducing incentives that encourage and support intensive and sustainable development in target areas;
- creating a new method for evaluating development proposals with the use of a Development Checklist that encourages green construction, non-market housing and sustainable development.
